Building Surveys

Buying or leasing a property is probably one of the largest commitments you can take. It is important that every precaution is taken prior to taking this step.

Leo Horsfield Surveying has extensive experience in undertaking Building Surveys & HomeBuyers Reports and defect analysis. We are Regulated by the Royal Institution of Chartered Surveyors, with surveyors working across London, Brighton, Birmingham, Manchester & Southampton. All our inspections are always undertaken in-house by one of our experienced team members and never subcontracted.

Building Surveys

The most popular type of survey we provide for a purchaser is a full Building Survey (previously known as a Structural Survey). This is a detailed survey suitable for any building older than about 1980, but particularly for listed buildings or more complex, unusual properties that have been substantially altered, extended or have significant outbuildings. A market valuation and/or a reinstatement cost can be added to a building survey, if required, for an additional fee.

This survey includes detailed information on construction, provides advice on any defects and maintenance issues. Our surveyors can also advise on most structural defects avoiding recommending further inspections. We also include photographs, advice and budget costs for any remedial works and a legal section highlighting any specific issues for your solicitor to check.

This extensive report is based on a detailed inspection in as much depth as possible without damaging the building or vendors property, or involving any destructive examination. The report provides an expert account of the property’s condition and highlights any problems in clear and easy to understand ‘traffic light’ rating.
Please note if you are entering into a lease we would also recommend a Schedule of Condition to be undertaken in addition to a building survey.

Where possible we include budget costs for remedial works in our conclusion. This may help with negotiations on the purchase price. This will also help give you an overview of the liabilities involved with the purchase of the property.

HomeBuyer Report

This is a standard report in a concise format and sets out the significant matters relating to a house or flat in an easy to follow way, prioritising issues according to their importance in a clear and easy to understand ‘traffic light’ rating.

A report is generally suitable for modern or conventional properties, which are apparently in reasonable condition, which have not been substantially altered or for which is it not intended to carry out substantial alteration or extension.
